Who it's for
Indian properties with inventory
to price and nobody to price it.
Resorts, boutique properties, small and mid-size hotels, villas, serviced apartments, homestays and small groups. Large chains have revenue managers and six-figure RMS contracts; everyone else has an owner, a GM and a rate card set two seasons ago. myrevai is built for everyone else.

Segments
Different properties, different signal that matters.
The engine is the same everywhere. What changes is which of the six signals ends up doing the work — and which report you open first.
Resorts
40 – 150 keys
Today
Multiple room categories, a long booking window and a season that decides the year — priced from last year’s rate card with a festival markup bolted on.
With myrevai
Per-category recommendations across the full calendar, event and festival pricing for the dates that matter, and GOPPAR alongside RevPAR so a full resort is also a profitable one.
Small and mid-size hotels
25 – 120 rooms
Today
A revenue manager is not on the payroll, so pricing falls to the GM between operational fires — and OTA extranets each get updated on a different day.
With myrevai
One morning review replaces the weekly rate meeting. Recommendations land as ordinary rate overrides, so nothing about your existing OTA and channel-manager setup has to change.
Boutique properties
12 – 40 keys
Today
A distinct product with no obvious comparable, so pricing is set against instinct rather than against the market that guests actually shop.
With myrevai
myEDGE builds a comp set you curate yourself, adds amenity-gap analysis against the local market, and tells you where your rate sits in the price distribution.
Homestays and guest houses
3 – 12 rooms
Today
One base rate for the whole year, adjusted by instinct when a weekend looks slow.
With myrevai
aiREV replaces the instinct with six signals and a reason, without asking you to learn revenue management. myhomeAI answers the questions you would otherwise ask an accountant.
Villas and serviced apartments
1 – 20 units
Today
High value per night, few units, and a booking window where one mispriced weekend is a meaningful share of the month.
With myrevai
Lead-time and event signals matter most here: a last-minute premium or a festival uplift on a single unit moves the quarter.
Multi-property groups
2 – 15 properties
Today
Every property reports differently, so comparing them means rebuilding the same spreadsheet each month.
With myrevai
One metric definition across the group, GOPPAR that is genuinely comparable between properties, and per-property switches for the ones you want to keep pricing by hand.
Why India changes the maths
Most Indian properties make their year in four months.
October through March carries the load — Diwali, the wedding season, Christmas and New Year, then the winter tourism run. July and August barely move. A flat rate card leaves money on the table in December and rooms empty in the monsoon.
Imported revenue systems assume a Northern-Hemisphere summer peak and a Western festival calendar. This one ships with the curve that actually governs Indian occupancy, prices in rupees, and rolls its days at IST midnight.
December peaks at 1.30. Peak monsoon bottoms at 0.70. Every factor is visible and adjustable — no black box.
India, specifically
The things a global RMS gets wrong here.
Not preferences — structural differences that change what a correct recommendation looks like.
The festival calendar moves
Diwali, Holi, Onam, Durga Puja and regional festivals shift year to year and hit different states differently. Event detection is date-specific and local, not a fixed seasonal block.
Domestic demand dominates
Long weekends, school holidays and wedding dates drive occupancy more than international arrivals, and they show up in the booking curve at short lead times.
The OTA mix is different
MakeMyTrip, Goibibo, Yatra and Cleartrip sit alongside Booking.com and Airbnb, each at its own commission. Channel margin has to be computed per channel, not blended.
Payments are mixed
UPI, cash at the desk and gateway collections all coexist. Profit that assumes invoiced revenue equals collected revenue overstates the month.
Rates are quoted in rupees
Competitor data arrives in dollars. It is converted before comparison, at a cached daily rate — not displayed in one currency and reasoned about in another.
Data protection has local rules
Guest data handling is designed around India’s data protection regime, with a clear line between what the property controls and what the platform processes.

Honest scope
Where myrevai is the wrong tool.
Anyone looking for a PMS or booking engine
myrevai is revenue analysis only. It does not take reservations, hold inventory, issue confirmations or process payments — it reads from the system that does and tells you how to price.
Large chains with an existing RMS
If you already run a full revenue management system with a dedicated team, this is not an upgrade. The overlap is real and we will say so on the first call.
Properties with no booking history at all
The engine will run, but confidence starts at 50% and the recommendations are closer to sensible defaults than to insight. Come back after a season.
Anyone wanting fully hands-off pricing on day one
Auto-pricing exists, but the product is designed around review and approval. If you want to never look at it, we are probably not the right fit.
Questions
Fit and scope
- What size property is myrevai built for?
- Roughly 5 to 150 keys: resorts, small and mid-size hotels, boutique properties, villas and serviced apartments, homestays and guest houses, and groups of up to about fifteen properties.
- Do I need a revenue manager to use it?
- No — that is the point. The engine produces the analysis a revenue manager would, and the daily review takes minutes rather than the weekly rate meeting it replaces.
- Will it work alongside my existing PMS and channel manager?
- Yes. myrevai is an analysis layer, not a property management system. It reads booking data from what you already run and hands back rate recommendations you apply in the system that owns your rates.
- Which OTAs does it understand?
- The Indian and international mix: Booking.com, MakeMyTrip, Agoda, Airbnb, Expedia, Goibibo, Yatra and Cleartrip, each at its own commission rate so channel margin is computed per channel rather than blended.
